Joshua Stein

Joshua Stein, a member of the American College of Real Estate Lawyers and the Anglo American Real Property Institute, has wide experience in commercial real estate transactions, defaulted loans, and other real estate disputes. He has handled closings and resolved problems for ground leases, hotels, developments, and space leases. He has represented secured lenders, purchasers, sellers, investors, developers, borrowers, landlords, tenants, leasehold mortgagees, and hotel operators. 

Joshua has been engaged as an expert witness and as a court-appointed receiver and referee in real estate disputes. For the year ending in mid-2006, he chaired the New York State Bar Association's Real Property Law Section, whose 5,000 members include most real estate lawyers in the state. For five years before that, he chaired the Section's Commercial Leasing Committee. Since 1997, Joshua has chaired Practising Law Institute's annual two-day seminar on commercial real estate finance. He speaks regularly before real estate industry and legal audiences; is often quoted in the real estate and business press, but never about his own transactions; and acts as a commercial arbitrator for the American Arbitration Association. 

He has published five books: Stein on New York Commercial Mortgage Transactions (LexisNexis 2006); A Practical Guide to Real Estate Practice (ALI-CLE 2001); Lender's Guide to Structuring and Closing Commercial Mortgage Loans (Mortgage Bankers Association 2004; out of print); A Guide to Ground Leases (With Forms and Checklists) (ALI-ABA 2005; out of print); and A Guide to Troubled Commercial Real Estate Loans for Lenders and Borrowers (LexisNexis 2010). He edited and wrote much of the New York State Bar Association's two-volume treatise on Commercial Leasing (2004; 2001) and has published more than 200 articles, checklists, and other materials on commercial real estate law and practice. An article he wrote on usury won a 2002 Burton Award recognizing clarity and simplicity in legal writing. He is one of the leading writers on commercial real estate law and practice in the United States. 

His name appears regularly in guides to leading real estate lawyers, such as those published under various and sometimes changing names by Chambers, Euromoney Legal Media Group, Law Business Research, U.S. News & World Report, and others. 

In 2016, he was recognized by Who's Who Legal  as one of the ten "most highly regarded" commercial real estate attorneys in the United States--and the only one of the group not in a large firm. Super Lawyers recognizes him as one of the top 100 (and sometimes top 10) attorneys in the New York City region, across all practice areas. Chambers USA has repeatedly identified him as a leading NYC real estate attorney--again the only one not part of a large practice.

Before Joshua formed Joshua Stein PLLC, he was a partner for over 20 years with one of the top 10 law firms in the world, preceded by three-year stints at two other law firms. Except in his first year of practice, his legal work has related almost entirely to commercial real estate, supplemented by a small amount of intellectual property work.

Joshua obtained his law degree from Columbia Law School, where he was managing editor of the Columbia Law Review and a Harlan Fiske Stone Scholar. He obtained his undergraduate degree from University of California, Berkeley (highest honors, Phi Beta Kappa).

Before law school, Joshua had a brief career in book publishing. In high school and college, he worked part-time for local newspapers.  Highlights of his journalism career included a front-page interview with Steven Weed (Patty Hearst’s boyfriend at the time) and a front-page article about his experience working as a municipal garbage collector for a day.

He is an active member of the Board of Trustees of The Bronx Museum of the Arts and an art collector, with an emphasis on (a) paintings of buildings, particularly by artists early in their career; and (b) California landscape paintings produced by his father, Sherman Stein, a retired professor of mathematics at University of California, Davis. His mother, Hannah Stein, is a widely published poet. He has two daughters: Helaina, a foreign service officer with the United States Department of State recently posted to Buenos Aires; and Julia, a recent graduate of Tufts University. He lives on East 57th Street in Manhattan and in High Falls, New York.

Deborah Goldman

Debbie Goldman brings to her legal practice the benefit of an MBA in Real Estate Finance from Columbia Business School and the practical non-legal experience of having worked in the development department of Starwood Hotels and Resorts after completing business school. She graduated cum laude from New York University Law School in 1992 and immediately began practicing commercial real estate law with the now-defunct Shea & Gould. Later, she worked at a number of large law firms, including with Joshua Stein and some of his partners at his previous firm. As Of Counsel at Joshua Stein PLLC, she emphasizes commercial leasing work, also handling hotel matters and all types of commercial real estate transactions with an emphasis on acquisitions and financings, all on as-needed basis. Some of Debbie's larger transactions have included purchase of the Sands Hotel and Casino in Puerto Rico; acquisition and disposition of hotels for Starwood Hotels and Resorts; retail leasing in the tri-state area for Starbucks, JPMorgan Chase, Wachovia N.A., Dunkin' Donuts, T-Mobile, and Bally Sports Clubs; representation of the Manhattan Mall (Argent Ventures), Minskoff Equities, Mendik Realty Company, Emmes Asset Management, Developers Diversified Realty, and Vornado Realty Trust in multiple transactions; representation of Kleinberg, Kaplan, Wolff & Cohen on its lease of additional space at 551 Fifth Avenue; representation of the developer of a FedEx Ground distribution facility in Long Island City consisting of both the acquisition of a fee parcel and a ground lease; sale of 340 West Street, New York, New York; and refinancing of the Carlyle Hotel in Manhattan for Credit Agricole. The FedEx Ground, 340 West Street and Carlyle transactions took place at Joshua Stein PLLC. All others mentioned took place at previous firms.

Debbie has also continued to use her JD and MBA to invest in real estate for herself and her family. In 2016 she was appointed downstate co-chair of the New York State Bar Association's Commercial Leasing Committee.

James Patalano

James Patalano developed his interest in real estate partly as a result of taking Joshua Stein’s course in Commercial Real Estate Transactions at Pace University School of Law, from which James graduated cum laude in 2012. Before he came to Joshua Stein PLLC as the firm's first full-time associate, James worked at another law firm where he represented real estate developers building affordable housing projects as well as market-rate and mixed-income condominium developments. He has helped to document and close numerous commercial real estate transactions for a range of national and multinational real estate investment and development firms.Outside of his client work, James serves as secretary of his co-op. He enjoys spending time outdoors and can often be seen riding his bike throughout New York City and in upstate New York. As much as he can, James likes to travel and tries to reduce his impact on the environment.

Lauren Silk

Lauren Silk joins Joshua Stein PLLC with 10+ years’ experience as a real estate attorney. A New York City native and long-time resident of the Upper East Side of Manhattan, Lauren received her JD degree from Benjamin N. Cardozo School of Law. She developed a passion for real estate while taking property law and real estate contract drafting courses at Cardozo. She began her career as a real estate attorney straight out of law school as an associate at Battle Fowler (later merged into Paul Hastings). Lauren later worked as a litigation attorney for the City of New York, Department of Housing Preservation & Development. She also worked in the private sector as in-house counsel to Lawrence Ruben Company, a real estate developer, and has worked as a real estate broker.

At Joshua Stein PLLC, Lauren primarily handles commercial leasing transactions – both space leases and ground leases – and helps Joshua Stein update his template ground lease after every ground lease negotiation handled in the office, whether or not she worked on it. She also serves as a member of the Board of Managers of her condominium.

Alexa Klein

Alexa Klein is thrilled to be returning to the legal world as Counsel at Joshua Stein PLLC. She brings with her over 12 years of experience in commercial real estate law, small business ownership and operations management. In 2004, Alexa began her legal career at Latham & Watkins LLP, where she worked with and was mentored by Joshua Stein in the real estate group. In 2008, she moved to an in-house counsel position at a NYC real estate company that develops and manages hospitality and commercial real estate properties and funds. In 2009, Alexa followed her passion and entrepreneurial spirit into the business world, and by 2010 opened a children’s yoga studio and company based in New York City. She cultivated her leadership and operations skills as CEO and Co-Owner of Yogi Beans for 6 years (which she still co-owns). Alexa has also served as Director of Operations for Success Academy Charter Schools, a high-performing NYC charter school network.

Alexa’s legal experience spans the commercial real estate world and she has represented a myriad of clients on all sides of transactions. Her work has included acquisitions, dispositions and financings of air rights, commercial property agreements, office leases, entertainment complexes, amusement parks, power facilities, non-profit headquarters, loan transactions, TICs and PPOs. Working as general counsel, she gained legal knowledge spanning corporate governance, investor relations, compliance, employment and partnership creation and dissolution. In addition, she has practiced as a litigator drafting various motions, correspondence, pleadings, and court documents, as well as participating in legal and court proceedings.

Alexa received her JD from NYU School of Law and her BA, summa cum laude, from the University of Pennsylvania. She is a passionate yogi who is inspired by Iyengar yoga, and has taught yoga classes around NYC. After 15 years living in NYC, Alexa currently resides on Long Island with her husband and their soon-to-be expanding family (a future yogi bean).

Waldemar M. Robles

Waldemar M. Robles started working as a Computer Resources Manager and Paralegal at Joshua Stein PLLC in June 2015. Waldemar is a Returned Peace Corps Volunteer and served in rural southeastern Morocco from January 2013 to May 2015. He managed several nationwide projects, USAID funded events, and promoted sustainability in his region by supporting initiatives led by his Moroccan counterparts.

Waldemar graduated from Penn State in 2011 with a degree in International Politics emphasizing on International Political Economy and Arabic studies. While there, he was the President of the Omicron Alpha Chapter of Sigma Lambda Beta International Fraternity Inc., and served on the executive board for several organizations including the Latino Student Association and Inter-Fraternity Council. Prior to graduating, he was able to intern at several locations from McKeesport, PA to Amman, Jordan where he liaised between Environmental NGOs and Embassies in the kingdom. Waldemar has been able to acquire intermediate to advanced levels of fluency in five languages and has a passion for learning about cultures from around the world.

He is the son of Retired US Navy Senior Chief Waldemar Robles and Author MaryAnn Robles, and is a classically trained percussionist with an ear for music. In his spare time, he enjoys volunteering at shelters and soup kitchens. Waldemar intends on returning to school to do a joint JD/MBA program in the near future.


 

Howard Glenn Maurer

Howard Glenn Maurer oversees www.joshuastein.com, the website of Joshua Stein PLLC. Howard works on a freelance basis from Buenos Aires, Argentina, supervising a team of programmers based in New Delhi, India (suntecindia.com), first engaged by Joshua Stein in 2004. Starting in 2011, Howard collaborated with Joshua to completely redesign the website. That process continues. 

A graduate of Brown University and Rutgers University School of Law, Howard worked for more than ten years as a program attorney at Practising Law Institute (PLI), the largest non-profit continuing legal education organization in the United States. At PLI, Howard produced CLE programs on commercial real estate, antitrust, and communications, among other topics. Throughout his time at PLI, Howard produced Joshua's annual two-day Commercial Real Estate Financing seminar. 

After spending most of his life in New York City, Howard decided in 2008 to sell everything and "retire" to Buenos Aires. When he is not dancing tango; mastering the Argentine version of Spanish, Castellano; or occasionally playing the violoncello, Howard works as a freelance writer, editor and webmaster.
